Clawback provides tools for screening commercial real estate CAM reconciliations. By using the app, you agree to use its estimates and documents as review aids and to verify them against your own lease and supporting records.

What the service does

The free estimator compares schedule fields and lease rules that you supply. The paid $299 one-time audit package covers one lease and one annual reconciliation. It creates a row-cited report draft, dispute-letter draft, and row-specific backup-request worksheet from the findings and lease section references you enter. The app does not read lease documents, verify lease clauses, inspect invoices, or determine what is legally recoverable.

Review before relying on or sending a draft

Results may be incomplete or incorrect when source data, lease rules, or reconciliation details are missing or wrong. Checks can overlap, so flagged amounts may double count. The figures are not a verified claim or guaranteed recovery. Clawback is not a law firm and does not provide legal, accounting, or tax advice. Review every amount, citation, supporting document, and notice deadline with an appropriate professional before acting.

Price and payment

The single-audit package is $299 USD, paid once through Stripe, for one lease and one annual reconciliation. One package supports up to 2,200 findings; the free estimator can still export the full findings CSV for larger estimates. After the first report, the purchase is bound to that set of flagged rows. You may correct report details and regenerate the same audit, but a different reconciliation requires a separate purchase. Any applicable tax is presented by Stripe at checkout. The purchasing browser keeps access for one year.

The portfolio plan is $99 USD per month through Stripe and permits report generation for multiple leases while the subscription is active. It includes an optional browser-local register for summary fields and follow-up status, with CSV export. Clawback does not receive or back up the register; clearing browser site data may remove it, and it is unavailable on another device. Optional lease rule profiles can save the thresholds, tenant share, and excluded categories you enter in the same browser. Profile settings can be exported as JSON for your own backup. The profile name stays local; applying its rules uses those inputs in the current estimate and related audit draft. It does not include a cloud file library or account recovery. Manage or cancel the subscription through Stripe's customer portal. Stripe handles payment processing and subscription management under its own terms.

Your materials

You are responsible for having the right to use the reconciliation details and lease references you enter. The raw schedule remains in your browser. The flagged details, estimator check counts and notices, and fields needed to generate a paid report are sent to the report function for processing and are not saved in a Clawback application database.

Availability and changes

The service is provided as currently available and may change as Clawback is developed. Keep your own copies of generated documents and source records. The current app does not promise a particular recovery, dispute outcome, or continued access to browser-stored data.

Governing law

These terms are governed by the laws of Texas, USA. The courts located in Collin County, Texas have exclusive jurisdiction over disputes, subject to applicable law.
